The Ultimate Guide to Calculating the Cost of Building a Timber Block Home

By far, the question we are asked the most relates to the cost of building a brand new home - and for us, specifically a Timber Block home. Understandably, this is something you need to figure out early in the process....but your first step is to have a clear budget for your home building project. Here are some tips to help you understand the things you need to consider when figuring out what that number is. Plus, this may help give you insight on why we ask the questions we do. 


1. Your overall budget - including land. This is a number you need to know, and a number we need to know to be able to help design a home that's perfect for you and your family, while staying within your budget. You'll notice we will always ask if you own land already,

because that keep everyone on the same page - if your budget is $650,000 and you are planning on building on an exclusive piece of lakefront property, but you haven't purchased that land yet, realistically your overall cost to build that new home can be significantly higher than $650,000. Keep in mind, if you are in the process of looking for land, or need us to help you find land, we certainly can help, and can still get your project started.



2: The location! Timber Block builds custom homes all over North America. We ask where you are building, it’s because pricing is vastly different depending on where you are building. Even provinces or states close together can be very different. The cost to build is different in every state, county, province, and even city. Not to mention, the value of the dollar is very different in Canada and the US. Before we can give you a quote, we need to know your budget, along with where you’re building!


3: Are you looking to purchase the Timber Block materials package for the home you love, or are you looking for turnkey options? If you are building the home yourself, or have your own builder, this will help determine your overall cost. Letting us know your intentions when budgeting, will help us give you an efficient and accurate quote. If you aren’t sure what’s all included in a materials package, contact us and we will certainly go over that with you!



4: Are there changes to your floor plan? Our design team can modify any plan, (or design a full custom as well!) to ensure you get everything you want. Realizing this may change your overall price is a must. However, our design team is incredibly talented and can design your home as efficiently as possible.



5. Are there any upgrades to your plan? This is something you would discuss with your Home Consultant, but certain upgrades may change your overall pricing. As an example, R30 is standard in every Timber Block home, and R36 is available, but as an upgrade.


6. If you are budgeting for a turnkey home, you must factor in your finishings. We likely can give you an accurate ballpark starting quote for turnkey, but the quality of finishings you choose in the interior can really affect your pricing. From cabinets and countertops, to floors and light fixtures, coming up with an idea of what you want to include in your overall budget is key.
